Not all BC Realtors web marketing is created equal. Placement on my website generates traffic beyond the BC MLS site, as this Vancouver MLS site in itself is a well-networked destination.
Advertising
As with my Web Marketing, my advertising is not cookie-cutter. I use targeted mailings, community involvement, and custom print ads to convey a message that is always current and tailored for today's BC MLS market.
SELLERS
As your Vancouver Realtor, my objective in working for you is: to get your home sold for the best price, in the shortest amount of time and with the fewest problems. If you are not satisfied I will authorize a full unconditional release from your BC MLS listing agreement.
As your Vancouver Real Estate agent, my commitment is to the following marketing plan:
* Negotiate effectively to give you the edge in selling for the best possible price.
* Pre-qualify, when possible, all prospective buyers.
* Submit your home to the BC Multiple Listing Services, and arrange for publication in the M.L.S. catalogue.
* Add additional exposure through a professional sign, information box and directional arrows where necessary.
* Promote your home through the Real Estate Board Computer system for maximum exposure to the other agents in the area.
* Place on Vancouver Real Estate Board site (realtylink.org).
* Place on my personal Vancouver Realtor websites, www.homesforsalevancouverbc.com and
* Develop a list of features and benefits of your home for the buyers and agents coming through your home.
* Place a picture board of your home in our office window.
* Home advertised in the Real Estate Board's publication 'Realty Link' in Print, widely available every second week.
* Regular phone calls with feedback reports from showings and activity for that week.
* Suggest any changes you might want to make to your property to make it even more marketable to the buyer.
* Advise you as to any changes in the Vancouver MLS market, both in prices and change in the money market and their affects on the saleability of your property.
* Mail or deliver a copy of your multiple listings contract and a copy of all advertisements that have been published.
* Send flyers advertising price reductions and any changes in our listings to the cooperating agents who work in our market area.
* Represent you upon the presentation of all offers by the buyers' agents and negotiate the best possible price and terms for you.
* Handle follow-up and keep you informed, after the contract has been accepted, on all mortgage, title and other closing.
* Most of all, I will work full time for you and provide professional assistance to you at all times.
